Project Background: This project is to upgrade the Main Motor Control Centre that controls the motors for the fan units within the Heating Ventilation and Air Conditioning System at OMH. This equipment is approximately 56 years old and is no longer serviceable. This project’s scope of work is a complete replacement of the gear.  This electrical infrastructure upgrade will include replacing the main MCC with a new one that complies with CSA standards and will allow for minor future expansion and implementation of regular scheduled Maintenance program.

Project Scope:

  1. Retrofit of MCC-1 including replacement of all breakers, starters, and distribution panel complete with breakers as indicated. Provide new buckets for all new starters, breakers, and the distribution panel. Coordinate exact retrofit kit suitability to existing site conditions with the manufacturer prior to submitting shop drawings. Provide all components necessary for a complete working system.
  2. Retrofit kits to include distribution panel, branch retrofit kits to include distribution panel, branch breakers, and starters as required matching existing circuits as indicated in the panel schedule and single line diagram.
  3. Installation of retrofit kits to include shut down of existing MCC during work, disconnection of all existing wiring from existing starters, breaker & panel assembly, removal of all MCC buckets, installation of new retrofit kit components, and re-connection of existing branch circuit wiring to new breakers.
  4. MCC-1 is an essential panel and will require coordination with hospital staff prior to any power shutdown. Work to be completed outside of peak hospital use hours. Absolutely no equipment shut down shall occur without hospital staff prior consent.
  5. MCC-1 shut down and retrofit work to be coordinated with hospital maintenance staff and space users.
  6. Provide temporary power for critical equipment by means of extension cords. To be confirmed with hospital staff prior to each shut down.
  7. Arrange for meetings and coordinate with hospital staff prior to each shut down.  Meeting minutes requirements as per CCDC 2020.
  8. Provide new type written panel directories in branch panel. Update as required to match  existing condition. Provide Lamacoid labels for all breakers and starters to match single line diagram and existing site conditions.
  9. Allow for time associated with branch panel circuit identification. Ensure existing circuits are live and in use. If circuits are not in use, remove wiring from panel, and identify unused field devices if possible. Highlight and label as unused and inform plant services.
  10. Allow for after-hours shutdowns and starter replacements as dictated by plant services. Regular working hours are to be adjusted to suit the timeframe - no premium time will be permitted for night work.
  11. Review critical motor loads with plant services and engineer prior to replacement. Anticipate replacing multiple starters during each planned shutdown. Some shutdowns may only be long enough to replace one starter at a time.
  12. Provide impact notice to plant services minimum 2 weeks prior to planned shutdown. Coordinate impact notice requirements with plant services and IH project manager.

The estimated Construction Budget is TBD.

Desired substantial completion is TBD by successful proponent.
