The Cottonwoods Care Centre (CTW) is an IH owned and operated long-term care (LTC) home located in Kelowna, BC. It is comprised of two buildings: the first was constructed in 1975 with the second constructed in 1985. In addition to LTC services, the Central Okanagan Plant Services are consolidated at the site and support IH facility maintenance requirements at CTW and 6 other sites in the Central Okanagan. Additionally, the Clubhouse at Cottonwoods is a private childcare program located inside with capacity for 22 children aged 3 to 5 and 8 infant/toddlers.

I. Geotechnical Services:
A full-scale detailed geotechnical exploration of the property to be undertaken to confirm the actual subsurface and groundwater conditions, characterize and analyze any liquefaction potential and assess other geotechnical issues that may be encountered at the property. The exploration will be aimed at confirming the findings and assumptions presented in the CTW LTC Geotechnical Report, prepared by Tetra Tech in 2020.

II. Environmental Site Assessment Services:
Environmental Site Assessment (ESA) services include the review of the CTW Phase I ESA Report, completed by Terrawest in 2020. A Phase II ESA is required to investigate the soil, vapour, and groundwater in the areas of potential environmental concern (APEC) noted in the report to compare concentrations of contaminants to the applicable standards.

III. Geoexchange Drilling Services:
IH is exploring the feasibility of a geoexchange system for thermal heating and cooling the CTW redevelopment, plus domestic water heating, as a means of decarbonizing its building portfolio. A geoexchange consultant is being procured through the Prime Consultant procurement. This scope is for coordination of drilling of preliminary geoexchange bore holes alongside the geotechnical drilling activity by drilling contractor. The geoexchange consultant will then be able to determine if the site is feasible for geoexchange.

Interior Health intends to award the successful Proponent in the form of a Purchase Order.
