PROJECT INFORMATION 1. Work of this Contract comprises renovation of an existing 8,000 SQFT Tenant Improvement space for a New Urgent Primary Care Clinic, located at 150 Hwy 33 W, Kelowna, BC. The following Tenant Improvement Scope of Work including but not limited to shall be completed: .1 Remove select portions of the concrete slab on grade and concrete block walls for the installation of mechanical services and new doors. .2 Selective demolition of the space during construction for the installation of new mechanical and electrical services, roof top equipment, and demolition as required for select architectural elements and finishes. The GC will be responsible for the hazardous material abatement during the selective demolition process. Block walls containing Vermiculite. .3 Renovate the existing space as indicated. .4 Provide and install new finishes as indicated on the drawings and specifications. .5 Provide new solar tubes and associated roof work. .6 Patching of roof for installation of new rooftop equipment, penetrations and sun tubes. .7 Install new equipment as indicated. .8 The general contractor will retain the services of a hazardous material abatement contractor for this work. Refer to preconstruction hazardous materials report included in the Documents Section. .9 Patch and make good finishes that are affected by this work. .10 Patching of exterior envelope as indicated on the plans and from tenant improvement work. .11 Coordination and installation of select signage. .12 Install new and renovate existing mechanical and electrical services to suit the renovation work. .13 Refer to drawings for additional information.
2. Any work noted as Landlord's Work in any of the documentation is to be considered Base Building Scope of Work and NOT to be included in Bid Price. 3. The estimated construction budget for the Project is $2,000,000.00 4. Expected substantial completion is September 15, 2023 which includes the Base Building Scope of Work. |
